ADUs - Accessory Dwelling Units

ADU Regulations

Murray City permits a maximum of one Accessory Dwelling Unit (ADU) per property lot. ADUs are permissible within all zoning districts that allow single-family dwellings. To determine if your property is located in an ADU-permitted zone, please refer to: Murray City CED Zone Map.

Important Considerations:

  • Owner-Builder Restrictions: Owner-building of ADUs is not permitted in Murray City. Homeowners are required to engage a licensed contractor and obtain a building permit through the Murray City Building Department. Please contact permits@murray.utah.gov or (801) 270-2431 for more information.

  • Short-Term Rental Prohibition: ADUs cannot be used as short-term rentals. Property owners are prohibited from collecting rent for guest stays shorter than 30 days. Please contact planning@murray.utah.gov or (801) 270-2430 for more information.

  • Occupancy Requirements: The property owner must either reside in the primary dwelling on the property or occupy the ADU themselves.

  • ADU Application Requirements: As part of the ADU application process, property owners will be required to sign an Affidavit confirming compliance with the occupancy requirements and short-term rental requirements. This Affidavit must be recorded by the Salt Lake County Recorder's Office before the application is accepted. Please visit https://www.saltlakecounty.gov/recorder/ for more information.

  • Long-Term Rentals: If you intend to rent the ADU long-term, you will be required to obtain a business license from Murray City. Please contact blicense@murray.utah.gov or (801) 270-2425 for more information.

Attached ADUs

  • Size: No maximum floor area limit.

  • Parking: 1 additional off-street parking space is required, for a total of 3 parking spaces on the property.

Detached ADUs

  • Lot Size: Minimum lot size of 10,000 square feet.

  • Height: Maximum height of 20 feet and limited to 1-Story

  • Setbacks:

    • Front Yard: Not permitted in the front yard.

    • Rear Yard: Minimum 10-foot setback from the rear property line.

    • Side Yard: Minimum 10-foot setback from side property lines.

    • Corner Lot Side Yard: Minimum 20-foot setback from the side property line facing the street.

  • Size:

    • Maximum floor area cannot exceed 50% of the primary dwelling's floor area.

    • Maximum floor area cannot exceed 1,000 square feet.

  • Parking: 1 additional off-street parking space is required, for a total of 3 parking spaces on the property.
